M I N U T E S

The Planning Commission of Chadds Ford Township met in the Township building on Wednesday, March 26, 2003. Present were Chairman William J. Taylor, Vice-Chairman Maurice Todd, Jim Reamer, Fred Reiter and Anthony Cutrona. Also in attendance were John P. Kelly for James C. Kelly, Township Engineer, and Maryann Furlong, Township Secretary. The meeting was called to order at 7:35 PM.

APPROVAL OF MINUTES OF February 26, 2003

Upon motion and second (Reamer, Taylor), the minutes of the February 26, 2003 meeting of the Planning Commission were unanimously approved.

PUBLIC COMMENT

No comments were offered.

471 WEBB ROAD

Resident of 471 Webb Road submitted a hand drawn sketch plan proposing a subdivision of his property and asked for advise as to how to proceed. Mr. Kelly stated that the acreage appeared to be within Township requirements for subdivision. Mr. Kelly further advised that it will be necessary for the resident to hire an engineer to prepare all necessary documents and applications, including but not limited to a survey of the property, plan preparation, sewage applications to DEP, and application for a Highway Occupancy Permit with PennDOT.

TREMONTE SUBDIVISION

Surrounding neighbors to the property were present to review the subdivision plans and question several aspects of the project. Most important were questions concerning the erection of a fence, lot size, and a buffer zone. Neighbors voiced a preference for a natural landscaping buffer as opposed to a white plastic fence.

CODIFICATION

Members of the Planning Commission recommended that the Board of Supervisors consider the proposal presented by General Code to codify all existing Township ordinances.

There being no further business, upon motion and second (Todd, Cutrona), the meeting was adjourned at 8:05 PM.
